    Tools for Buyers & Sellers

Understand the numbers before you sign or choose who handles your closing: estimate a buyer’s closing costs and cash to close, a seller’s net proceeds, Florida title insurance, a mortgage payment or the days between two dates.

    Buyer closing cost estimator

Estimate your closing costs and the cash you’ll need at closing, including title insurance, mortgage taxes and recording fees.

Enter 0 for a cash purchase.
Who pays for the owner’s title policy?
    Used to prorate property taxes.
The seller’s share from January 1 is credited to you.

Recording fees use the Florida clerk’s rate (s. 28.24, F.S.): $10 for the first page and $8.50 for each additional page.

    Your estimate

    Estimated closing costs
    Down payment (price minus loan)
    Plus estimated closing costs
    Seller’s property tax credit
    Deposit already paid

    Estimated cash to close

This estimate does not include bank or lender fees (such as origination, appraisal, credit report, or prepaid interest and escrows). Ask your lender for those.

Third-party title search and municipal lien search fees are included only outside Miami-Dade and Broward, where the buyer usually pays them. Also not included unless you add them: HOA or condo fees and estoppels, inspections, prorated HOA dues and other contract credits. In most of Florida the seller usually pays the deed stamps.

Estimate only, not a quote or legal advice. Figures use Florida’s promulgated title insurance rates and statutory tax rates and the amounts you enter. Your actual costs depend on your contract, lender, title search and closing date, and appear on your settlement statement. This is an estimate only. Your actual fees will be confirmed in writing before you commit.

What to expect: the closing process, step by step

Here’s what happens from contract to keys, so you know what to expect before you choose who handles your closing.

    1. Contract signed. Once buyer and seller sign, your agent sends the contract to us and we open the file.
    2. Escrow deposit. The buyer sends the deposit to the escrow agent named in the contract. Always confirm wiring instructions by phone.
    3. Title search & commitment. We search public records for liens, open permits and other issues, and issue a title commitment showing what must be cleared.
    4. Inspections, survey & loan approval. The buyer completes inspections and, if financing, the lender appraises the property and approves the loan.
    5. Clearing title. We obtain payoff letters and HOA/condo estoppels and work to clear any title problems before closing.
    6. Closing figures. You receive the settlement statement (and the lender’s Closing Disclosure) to review before closing day.
    7. Closing day. Everyone signs (in person, remotely or by mail), funds are wired, and the buyer gets the keys.
    8. After closing. We record the deed and mortgage, pay off the seller’s loans, disburse funds and deliver the owner’s title insurance policy.

    What to bring to closing

Plan ahead: here’s what buyers and sellers usually need on closing day, so you know what’s involved before you choose who handles your closing.

    Buyers

    • Valid government-issued photo ID (driver’s license or passport) for each signer
    • Closing funds by wire transfer, confirmed with us by phone beforehand
    • Proof of homeowner’s insurance (if financing)
    • Any documents your lender asked for
    • Foreign buyers: passport, and details of any company that will hold title

    Sellers

    • Valid government-issued photo ID for each owner signing
    • All keys, garage door openers, gate and mailbox keys, alarm codes
    • Mortgage and HOA account information for payoffs and estoppels
    • Trust, estate or company documents if the property is not in your personal name
    • Forwarding address and bank details for your proceeds

    Frequently asked questions

Answers to common questions, to help you understand the process before you choose who handles your closing.

Is the contract review really free?

Yes. Send us your Florida residential purchase contract and we’ll give you our legal opinion at no charge, with no obligation to use us for your closing. If it’s already signed, we’ll still send you a free memo on the important legal points, such as deadlines, inspection and financing periods and who chooses the title and closing agent. After you confirm your email, we reply within 4 business hours (Monday–Friday, 9:00 AM–6:00 PM Eastern). Send your contract.

Who chooses the closing agent and title company?

It depends on the contract and local custom. In Miami-Dade and Broward the buyer’s side usually chooses; in most other Florida counties the seller usually does. The parties can agree otherwise in the contract. Remember, you can always choose your closing agent: ask your real estate agent for us.

What is title insurance and do I need it?

Title insurance protects you against covered problems with the ownership of the property that existed before you bought it, such as forged documents, unknown heirs or recording errors. Lenders require a lender’s policy; an owner’s policy protects you, the buyer, for as long as you own the home.

How much will my closing cost?

Florida title insurance premiums are set by the state, so you can estimate them with the title insurance calculator on this page. Other costs include documentary stamp taxes, recording fees, lender charges and prorated taxes and HOA dues. Buyers can estimate their cash to close with the buyer closing cost estimator, and sellers their net proceeds with the seller net sheet. For exact figures, ask us for a written estimate using the form below.

How long does a closing take?

Closings can be completed in as fast as 15 business days. The timing depends on the contract, the lender and anything that has to be cleared on the title.

Can I close without being in Florida?

Yes. Buyers and sellers who are out of town or abroad can sign remotely with remote online notarization (RON), or by mail. In-person signings are available in Key Biscayne, Pinecrest and Coral Gables.

Can I work with you in Spanish?

Yes. The whole closing process can be handled in Spanish, from the contract to closing day.

How do I send money safely?

Criminals target real estate closings with fake emails. We will never change wiring instructions by email. Before you wire any money, call us at 305-639-8293 using a number you know is real.

    Need a closing cost estimate?
